D.C. has a severe shortage of family-sized housing. We buy distressed multifamily buildings and reconfigure them into large-format residences — a high-demand product with virtually no competition.

Value-Add Stabilization

We don’t do cosmetic flips. Every project gets full system replacements, structural upgrades, and modern finishes — institutional-grade renovations that force real capital appreciation.

Agency Debt Execution

We renovate to qualify for permanent, non-recourse Fannie Mae, Freddie Mac, or HUD financing — the most favorable long-term debt available, locking in strong returns at low risk.

Beck Vissat

Principal

Beck Vissat earned a BS in Construction Management from the University of Cincinnati, then cut his teeth at Hensel Phelps, Bozzuto, and Acumen — managing a variety of institutional-scale projects across multiple positions before launching his own condo development firm in 2018.

He founded Boundary Stone Capital in 2023 to do what he does best: take neglected buildings and make them perform. The messier the situation, the better — Beck thrives on untangling the problems that scare other developers off and delivering an asset that’s worth multiples of what he paid for it.
