WASHINGTON, D.C. MULTIFAMILY
Boundary Stone Capital
We turn D.C.'s most overlooked buildings into its most needed housing.
Our Strategy
Boundary Stone Capital addresses critical housing supply shortages in the D.C. region by transforming distressed assets into high-performing housing.
The Underserved Niche
D.C. has a severe shortage of family-sized housing. We buy distressed multifamily buildings and reconfigure them into large-format residences — a high-demand product with virtually no competition.
Value-Add Stabilization
We don’t do cosmetic flips. Every project gets full system replacements, structural upgrades, and modern finishes — institutional-grade renovations that force real capital appreciation.
Agency Debt Execution
We renovate to qualify for permanent, non-recourse Fannie Mae, Freddie Mac, or HUD financing — the most favorable long-term debt available, locking in strong returns at low risk.
Our Philosophy: Ikigai
Ikigai is a Japanese concept — “a reason for being.” It’s the intersection of what you love, what you’re good at, what the world needs, and what sustains you. It’s also the blueprint for how we built this firm.
PASSION (What We Love)
Revitalization
We love the craft of bringing buildings back to life. Taking neglected properties and making them safe, modern, and valuable — that’s what gets us out of bed.
VOCATION (What We Are Good At)
Execution
Construction, development, and finance under one roof. We manage every phase of a project in-house — from initial underwriting through final delivery.
MISSION (What The World Needs)
Family Housing
D.C. families need larger homes and there aren’t enough of them. We reconfigure buildings to create the housing this region is missing.
PROFESSION (What We Are Paid For)
Superior Returns
Distressed acquisitions, full renovations, and long-term stabilization. The playbook is proven and the returns reflect it.

Beck Vissat
Principal
Beck Vissat earned a BS in Construction Management from the University of Cincinnati, then cut his teeth at Hensel Phelps, Bozzuto, and Acumen — managing a variety of institutional-scale projects across multiple positions before launching his own condo development firm in 2018.
He founded Boundary Stone Capital in 2023 to do what he does best: take neglected buildings and make them perform. The messier the situation, the better — Beck thrives on untangling the problems that scare other developers off and delivering an asset that’s worth multiples of what he paid for it.
